Considering a SW Florida Condo? This 5-Minute read could save you thousands

If you're considering buying a condo in Southwest Florida, there are important changes you need to understand.

Following the Surfside tragedy, Florida implemented new requirements designed to improve the structural safety and financial health of condominium buildings.


Two terms you'll hear frequently are:

Milestone Inspections:
Certain older condo buildings must now undergo structural inspections to evaluate the condition of major building components.

Structural Integrity Reserve Studies (SIRS):
Many associations must evaluate major building components, estimate their remaining useful life, and determine how much money to reserve for future repairs and replacements.


Why does this matter to a buyer?

For years, some associations kept HOA fees relatively low by underfunding reserves or postponing major projects.

Now, those costs can become much harder to defer.

Depending on the association, buyers could encounter:

~Higher monthly HOA fees
~Special assessments
~Association loans or debt
~Major upcoming repairs
~Higher building insurance costs

That doesn't mean an older condo is automatically a bad purchase. In fact, today's market can offer excellent opportunities.

But you need to know what you're buying beyond the four walls of the unit.


A low HOA isn't always as it appears

Two similar condos could both sell for $400,000 but represent completely different financial situations.

One association might have strong reserves, completed major projects, manageable insurance costs, and no upcoming assessments.

Another could have underfunded reserves, an aging roof, and upcoming structural work.

That's why I don't just ask, “How much is the HOA?”

I want to know:

What's in the reserves? What does the SIRS show? Have milestone inspections been completed? Are assessments being discussed? What major projects are coming? What does the master insurance policy look like? Is the association carrying debt?

Reviewing the association's financials is a must.

Getting the documents is only the first step.


You need an agent who knows what to look for, understands what those numbers and reports mean, and can communicate that information clearly so you can make the best decision for yourself and your family.

Naples, Bonita Springs, Fort Myers, and Fort Myers Beach can behave very differently. Even two communities across the street from one another can have completely different inventory, financial health, insurance exposure, buyer demand, and long-term outlook.

The community and building matter just as much as the broader market.
