Who Lives in the Upscale Neighborhoods of Bonita Springs and Estero

by Alexander Kirilloff

Sitting side by side between Fort Myers and Naples, Bonita Springs and Estero share a personality. Both are older, affluent, and unmistakably built around lifestyle rather than hustle. If Fort Myers and Cape Coral are where people build their lives, these two neighbors are where people come to enjoy what they have built. They are close cousins, but each has its own flavor worth knowing.

An older, established crowd

This is the mature, settled end of Southwest Florida. Bonita Springs carries a median age around 62, and Estero is older still at about 66, among the oldest in the region. In both communities a large share of residents are 65 and over. These are established couples and retirees who have downsized, relocated, or retired to the coast, and the result is a calm, polished atmosphere in both places. Young families are relatively uncommon here compared to the busier cities to the north. Data USA, Bonita Springs; Point2Homes, Estero.

Affluent and rooted

Both communities skew wealthy and heavily toward ownership. Median household income runs around $95,000 in Bonita Springs and north of $104,000 in Estero, well above the regional norm, and both post some of the highest homeownership rates in the area, above 80 percent. These are places where people have arrived, invested, and settled in for the long haul. Data USA, Estero; Census Reporter, Bonita Springs.

The snowbird rhythm

Both communities are deeply seasonal. A significant portion of homes serve as winter residences for snowbirds who spend the cooler months here and head north when summer arrives. That rhythm shapes everything from restaurant crowds to traffic to the pace of the housing market, and it is a big part of why both places feel so relaxed. The area comes alive in season, then quiets through the summer. Florida Demographics, Bonita Springs; Florida Demographics, Estero.

Which one fits you?

Choose Bonita Springs if you want to be closer to the water, with beaches, boating, and a slightly more established, varied community. Choose Estero if you prefer a newer, gated, master planned setting with a peaceful, low maintenance lifestyle. Either way, you are landing in the upscale, seasonal heart of Southwest Florida, surrounded by neighbors in the same comfortable chapter of life.

Curious which of these two fits your budget and your lifestyle? I would be glad to walk you through the neighborhoods in both. Let's guide you home.
