Why Canal-Front Living in Cape Coral Is More Affordable Than It's Been in Years

by Alexander Kirilloff

The biggest reason is simple: there are a lot of them. Cape Coral has over 400 miles of navigable waterways, more than any other city in the world. Cape Coral was built around an extensive canal system, creating hundreds of miles of waterfront property. Unlike most cities where waterfront homes are limited, there are thousands of options here. When supply is higher, prices tend to stay more affordable. It's not uncommon to find a home with a pool, water views, outdoor living space, and room for a boat for less than what a standard home might cost in some coastal communities.

Important to know: Not every home in Cape Coral is on city water and sewer. Plenty are still on well and septic. And the ones that are connected? Assessments aren't always paid off. If that matters to you, you need an agent who won't waste your time sending listings that don't fit. We filter for it before you ever see them. Let us do the heavy lifting.
